What this site is
This site provides local real estate market information, tools, and an account area operated by SandiaFlow on behalf of the real estate agent identified on the site. Using the site does not by itself create an agency or brokerage relationship; that happens only through a separate written agreement with the agent.
Estimates and tools are informational
Home value estimates, affordability calculations, market statistics, timelines, and AI-generated summaries are informational estimates only. They are not appraisals, loan offers, or financial, legal, or tax advice, and they can be inaccurate or out of date. Always verify important figures with qualified professionals before making decisions.
Accounts and sign-in
Consumer accounts use single-use email sign-in links. You are responsible for the security of your email account and for the accuracy of the information you provide. We may suspend accounts used to abuse the platform.
Listing data
Listing data displayed on this site comes from the local MLS under IDX rules and is for your personal, non-commercial use to identify prospective properties. Copying, scraping, redistributing, or using listing data for any other purpose is prohibited. Listing data is deemed reliable but not guaranteed.
Lender options
The site may display third-party mortgage lender options as a convenience. SandiaFlow is not a mortgage broker, lender, or financial advisor; receives no compensation from any listed lender; displays lenders in random order; and does not endorse or recommend any lender. You are free to use any lender. Your dealings with a lender, including any application, are solely between you and that lender under the lender's own terms.
Third-party links
Links to third-party sites (including lenders, schools data, and news sources) are provided for convenience. We do not control those sites and are not responsible for their content, accuracy, or practices.
Acceptable use
You agree not to misuse the site: no unlawful use, no scraping or bulk extraction, no attempting to access other users' data, no interfering with the service, and no using the platform to send spam or unlawful communications.
Intellectual property
The platform, its design, and its content (excluding MLS listing data and third-party content) are owned by SandiaFlow or its licensors. You may not copy or reuse them except as the site's normal features allow.

Disclaimers and limitation of liability
The site is provided "as is" and "as available" without warranties of any kind, express or implied. To the fullest extent permitted by law, SandiaFlow is not liable for indirect, incidental, special, or consequential damages arising from your use of the site, and our total liability for any claim relating to the site will not exceed one hundred dollars ($100). Some states do not allow certain limitations, so parts of this section may not apply to you.
Governing law
These terms are governed by the laws of the State of New Mexico, without regard to conflict-of-law rules. Disputes will be resolved in the state or federal courts located in New Mexico.

We may update these terms; the effective date above reflects the latest version. Continued use of the site after changes take effect constitutes acceptance.
